In PA, receiving a deed can take up to 3-4 months in some counties or more.

Had the heater “fixed” (I believe she broke it) and received payment 18 days after due date, of course no late fees included.

While this will be a 1031 deal, the buyers of our property are willing to be flexible re the closing date to give us sufficient time to find replacement properties.Would love to receive feedback on any of the above markets or any others that might meet our criteria. 

We do have a lawyer lined up who should be able to take care of that aspect, so that's good to know.In terms of the structure you proposed, I just have a couple follow up questions to make sure I understand properly:1) If the investor pays us $50,000, we would offer to pay him a preferred return of $3,000 per year from the monthly income we receive?

Our county assessor has an excellent website that give a lot of information regarding properties. 

In a rougher area where properties are dirt cheap, they are dirt cheap because they are hard to resell for a decent price even if they are in excellent condition, just keep that in mind.
