They were two homes that each needed light rehab in a great neighborhood, and the sellers were both very motivated.

I have seen some interesting color schemes in the past but this one is one of the worst.  

I let the occupant maintain it, after I do some light rehab.

The issue we have now though, is that it does seem that the smoke got into the attic and the beams are showing smoke coloration (see pics).

Talking with a Hard Money Lender (HML) about options with getting funds out of my rental property with a rough valuation of $250K after updates and adding a 3rd bathroom (4/3) and hardwoods, LED lighting, Granite Island, etc.

Can someone shed some light on the good and bad areas, near the corners of N Bolton and Devington.Thanks in a advance.Jeff

This was before the minor rehab, it's been painted and flooring put in, some minor plumbing, light fixtures added. 

We have some halls that have heaters on the common meter, H2 heaters for washers, or gas for common area dryers, or extra lighting.
