I already have an authorize to release information with the lender and have received their list for short sale package.

For this we obtain multiple bids, compare and make recommendations, coordinate the efforts, oversee the actual work on site (periodically checking progress, documenting with photos, making decisions and change orders when necessary), inspecting and documenting the finished job, reviewing punch list items and authorizing final payment.OTOH, if you are talking about a LARGE project, or development type work...I have no idea!

Everything can be signed, but if you don't submit the earnest money within 48 hours, the contract is no longer valid.Submitting the offer with everything clearly established in the authorized purchase agreement will help to make the sellers, and the agent feel better about the offer and you're much more likely to establish credibility going this route.

I have experience with his course, but you won't get all the property leads he says you will.

The whole thing could lead to criminal charges.The reason i say lease it for 6 months, this will let the owner know that you want the property to make some money.
