I have read the very helpful BP posts from @MikeHartzog @DionDePaoli and @DaveVanHorn and others to get familiar with the process, but now that I'm executing a transaction I find that I need clarity/guidance about a couple of the next steps .

Take things one step at a time.

You just can't expect to cash flow on an initial purchase with a low down payment.

It's free and once you set it up initially you don't have to mess with it again. 

I think you are walking in the exact same steps that I walked missing all the signs I missed.

It does not say anything that I am suppose to provide a form then again I don't know if Texas code picks anything up and mandates that a landlord is required to provide a form.I am making a form up now for my property the tenant is suppose to move in actually two months after commencement technically the property was considered good to go five days after the initial contract signing then there was an issue with the house regarding water coming into rooms and mold that was obvious and smelled in another portion of the house.I spoke with the tenant they are cool with me providing a form at a later date projected to be November 1st, 2018

Sometimes legislative bodies will write an initial draft of a bill with super harsh restrictions and then lessen the restrictions in response to public backlash and in an effort to pass a bill.

Does this speed up the process of taking some 'next step' ie: so what if you have 2 properties is there some strategic imperative here other than just the pure financials on the properties?

My initial thoughts are to convert it into student housing where I've heard some people will rent rooms out to international and domestic students and collect a good sum.
