I have briefly talked to an accountant and he told me that I’d need to pay the full portion of the capital gain tax In the US (as an individual property owner) and a less portion in Canada.

I need to find a good Accountant, preferably from Indiana that understands the tax needs of property investors and hopefully has some experience with overseas investors.

In this scenario you are the borrower and yes good credit is was note buyers prefer.

I would look for the actual statutes posted on the individual state websites if they are available.

One entity in ownership is generally preferred by lenders. 

Having engaged in reading about rental properties, I proposed to my brothers that we each save $1,000/month from our jobs and invest in two multi-family homes in a year, and save the cash flow from those homes to buy more homes in the coming years.My older brother's preference is to take over his client's buildings.

I would like to learn from someone with experience preferably in the lending department.

I prefer 2 bedroom or smaller but I really have no reason to. 3 4 and 10 bedrooms also rent well it’s just a different vibe.

We prefer to do a seller financed deal to the partner.  

I also say you need to look at the reports you have that will tell you if each individual property is in the black and which ones are in the red.
