My goal is to achieve financial independence and have enough passive income to pursue whatever is of my interest by age 30 (realize it's pretty vague right now, working on that).I talked with a recent college grad who is pursuing this path also and recommended that I talk with hard money lenders to talk about financing.

By far it is the best performing buy and hold property she has, it cash flows over 700$ and almost 200k in appreciation within 3 years making the path to Financial Independence closer than before for her.

Some rent out garages for additional income or have shared laundry facilities that would add to the income.Insurance: call an independent agent and give the address and specify a landlord policy.

Best to call an independent agent rather then a company I don't know a good agent in MA maybe someone else will chime in.  

Currently, I have no real experience in real estate, but I have family members and influences in my life who invested in real estate and inspired me to pursue real estate investing to build long-term wealth and achieve financial independence.

True financial independence is my goal, and I will no longer trade my time for a wage.

If it's an expense problem, do an audit of your expenses, figure out what you can cut out.

I had just discovered the FIRE movement which ultimately led me to BiggerPockets so I wanted to learn as much as I could about financial independence and real estate (podcasts, blogs, books).I wish I had taken advantage of the SkillBridge program but leaving a critically-manned field, I didn't even want to ask.
