Hi Rich, don't mean to bust in on a local question, (I'm not in your area), but I am a retired Kitchen and Bath dealer/contractor.

I think the correct terms are, would this income be described as investment (capital gains rate) or an active business/dealer income (regular income + self-employment taxes)?

If you have no need to keep the property pull anything from the house that might be reused such as antique light fixtures or furniture and sell them to a local dealer.

Try getting as many quotes you can from all dealers not just Atlas so you can find the best deal for you.  

As humans we all have unintentional bias, but reading the statistical trends will provide the most valuable feedback for you.

You'll be doing 10 deals a year, maybe, do the math, you're making less.Wheeler dealers are always small fish, none are ever as successful cutting predatory deals and taking gross advantage of others than if they simply dealt with a different frame of mind, just eating that elephant one bite at a time. 

Water damage, mold, old systems, leaky roof, rot, odor (humans and pets), old windows, filthy, etc. 

I know we're all human, but you simply cannot afford to act in an unprofessional way. while in college, the landlord/owner of our rental was a real piece of work.
