I should hopefully have my 4th LLC filled up by this summer and at that point, if I hit a major lawsuit and lost, I would only lose 25% of my properties.

I don't need to shuffle anybody around, and am filling my last vacancy this next week so all units will be filled.They are below market rent-yes and I plan on raising rent in all units needed as soon as possible. 

There may be an opportunity to fill niche housing such as tiny homes or green homes but there are companies working those strategies already in Allegheny county. 

I would lose.. so why go through the fight in the first place... we have them resold at a nice profit already so it worked.. my point was that I was of the same mind you were with liquidated damages clause in the EM agreement but come to find out INdy does not have them as a standard fill in the blanks like we have on the west coast.I just won my first performance case of my career last year.. it took two years and about 10k in attorney fee's.. and I was totally shocked but the judge allowed me ALL of my attorneys fee's in other cases I have won over the years the judge usually just gave us a token amount .Now this was a case were the seller and I went into contract and the seller went dark..

Finally, if you are the winning bidder, as I have stated many times here, when they send you the contract you fill in that you are having your local Attorney/settlement company do the settlement and the title search (as opposed to Hubzu).

A lot of agents (around here anyway) don't even have them filled out until they have an accepted offer...

My hope is that as I go through this process of sharing my ideas I will be forced to analyze each step and fill in any knowledge gaps I may have taken for granted.

To make things worse, this couple was unable to adult and fill out the necessary paper work on time on multiple occasions, pushing back the closing to 8 days.
