It's the exceptions that will get a property hung up in underwriting... like checking 'Illegal' under Zoning Compliance or anything under "adverse site conditions" or "adverse conditions".https://www.fanniemae.com/content/guide_form/1004.pdf

Can't say I've ever met a RE attorney except maybe somebody that was just out of law school yet to decide what they want to do with their life...it's very specialized.Somebody else may know a RE attorney in your area ... anybody??

They will probable average the income over the two years.If you haven't been in an industry for 2 years they won't let you claim income from any job/industry (I believe the exception is if you just graduated from college and are in the industry your degree is in)

The REIA near Providence I'm familiar with is the RI Real Estate Investor Group at http://www.rireig.com/ and they meet in Warwick on the 3rd Thursday of every month (with rare exception - check website to confirm upcoming meeting dates).
