There are sooo many factors that make one strategy more efficient than others.Plans for the home (minor touches, "to the studs", make it glamorous), condition of the home, its price in comparison to comps in the area, credit score, personal goals and fears (big factor), plans for children such as college, terms of the sale, trust in your inspector and your team, your workload, your current medical health, your stress tolerance, tax benefits, your family's stress tolerance, area's growth, your trust in the seller's disclosure, offers on the table, current interest rates...you get the idea.2) One of the most beautiful formulas (besides Euler's Identity) is:Interest = P (Principal) x R( Annual Rate %) x N (Time Period).

What questions should I be asking my real estate agent, and is this an appropriate time for such a disclosure?

Don't touch it and disturb it, no problem.If I end up buying the deal, asbestos disclosure in the lease becomes mandatory as well as prohibiting tenants from puncturing the wall, etc.

I'm a little rusty on my lending regs but I believe HML and Owner Occupied lending conflict on disclosures, foreclosures and what can and can't be done.

Unlike a real estate agent or broker there are no educational requirements for wholesalers.In many states, disclosure of material defects is required with limited exceptions for things like foreclosure sales etc.

Always have proper disclosures which are more detailed in creative financing.Happy buying.

And I don't know whose money was used at purchase.So, in that scenario, timimg, intention, disclosures and paperwork are very important.

I have to explain to them, again, that is not what we agreed to.We agree in writing, I record the conversation, we text each other (this is not a 10 minute process, multiple conversations over the course of time)they sign disclosures, it's done in escrow, no hanky panky, yet still they are upset that they "didn't understand" what they were doing.
