Although backtesting is critical, it is important to have a forward-looking outlook to determine if the strategy can be consistently applied across multiple deals. 

For something like this, understanding their why is probably more critical than any other part of the deal.

It is critical to make sure your plan is thought out thoroughly.  

Conservative underwriting from a proforma and debt perspective is also critical.

Take the emotion out and be critical.

I'm normally not one to be critical, as you never truly know the whole story, but this is one that I think deserves addressing and I'm glad to hear the responses so far.

good point, however i do feel they are individuals that want to and don't have the means to yet. also it would be mainly rental but i would like to give an option to buy, if they were to choose that option it would be with a larger security deposit and portions of their rent to go towards the house sale price, with a 1 yr agreement. the intentions is and wishful thinking would be to acquire tenants who would care for the place as their own cause they intend to buy. once again wishful thinking. open to criticism. thanks  

IT is critical that those that wish to do Turnkey get with the best company possible and the best PM possible. and as an industry it really has gotten better as the rental stock has moved up in quality... its guys like you and my other vendors that hold their own that are cleaning up on the lower end stuff.. which is totally appropriate because like you they can and do manage it well. its their life...
