From there it's the cosmetic piece with drywall finishing, paint, cabinets and flooring. 

When I worked as a construction manager for a homebuilder several years ago, we ordered the lumber, windows, doors, stairs/railings, garage doors, trim, cabinets, lighting, appliances, vanities, floors, paint, and other finishes.   

Assuming you have coverage, after deductible, depreciation of the items like cabinets, etc., your recovery will be limited. 

I've wanted to do the blue cabinets on a project, but haven't yet.

I have a background in custom cabinet making and also a lot of landscaping experience and contacts in the area.  

The larger unit I have gone through and painted, ripped up old carpet and replaced with wood floors, replaced some appliances, replaced light fixtures, replaced hardware on doors and cabinets.

This would be my first rental property, it's a duplex with new kitchens + new cabinets, 6 year old roof, plentiful parking spaces, and is a great neighborhood outside of Lowell MA.

We also keep construction cost down by buying used Kitchen cabinets/appliances off Facebook market place and buying materials off people who sell lowes/home depot returns.

Roof replaced, painted and fixed cabinets, all new flooring, windows, and bathrooms.

, closet doors falling off, cabinets need rehab, stove falling apart, botched paint job in a room or two by tenant, sinks that don't work right, stoppers missing on sinks and bathtubs, appears to have done some do-it yourself repairs by wrapping tape around a pipe leak for example, air filter appears to be very old.The only positive is that he doesn't have trash/garbage all over the place.
