However, if you sell now you basically get the first part of that equation as tax free, however, you'll want to know your transaction costs and do a cost-benefit analysis.If you're not emotionally attached to the house, I'd sell the house now and find an investment that aligns with your goals.

If you want to do it yourself, you can locate a form of deed, complete the deed based on the legal description on your existing deed, complete and attach a transfer tax form (available online) to the deed and submit it for recording.
