You may do better than that for years, but eventually will have to paint the house, roof, heating system etc.I do find you get higher rents - it's easier to get $800 for 2 bedrooms each, vs $1600 for a 4 bedroom house.

After comparing similar 1 bedrooms on AirBNB VRBO and Booking I should be able to bring in about 110 +or- per night ($3,300 pm) .

I also will be turning my 1 bedroom apartment into a 2 bedroom apartment by putting up a wall on an 8x10 section off the living room with a sliding barn door.

Hi everybody,I have a question about Dr Cashflow, the program to rent 3 bedrooms in a (fully furnished) 3-br unit to the Federal Government to house disabled people.The sales hype seems to claim 3 times market rent compared to the same unfurnished unit rented to a family.Are you achieving 3 times the market rent for a 3 bedroom (or is this sales hype as in one guy did it one time kind of thing)?

its a 3 bedroom 1 1/2 bath the particular area is a little depressed but in any direction from that home you cant touch a house for under 200k its a weird area, lots of older original homes in the area, i have another SF down the road from there and found tenants very quickly.

@Doran Summers well I'm a young entrepreneur just starting out in real estate investing I found a duplex off Market 6 bedrooms 3 baths being rented right now for 650 each wanted to find a lender to buy it out right now rehab a little bit to get rent higher then get either a HELOC or mortgage out of it to pay lender back not for sure if that's the right direction but it's the way I was going to go about it
