In contrast though as I read more information and watch more videos(which is how I found this website) I hear about getting properties 100% financed. 

Google Adwords were great, and you need them to lead to your amazing website (which you have to have!).

You could also check a few different websites like Craigslist, Zillow, Rentometer, Hotpads, etc to get an idea of what others are charging in your local area.
