I currently just bought my second property (a quadplex- 465k- that I am living in the basement so I was able to get owner occupant financing- doing one unit as a MTR and the other 3 long term.

This is easier than you think.Not commonly done for 1-4 unit residential, but very common for commercial.If you need a 35% capital injection, you find the human person with that capital.

I recently invested in a whopping 28 units of the Yale Assure 2 smart lock, expecting a seamless blend of security and convenience for my home.

Unit size is obviously going to be very local dependent so unit mix/# of units will vary widely.
