@Llewelyn A. hit the nail on the head about the four wealth builders of RE, the role IRR plays, and how lucky we all are to live in the US, Though he did conveniently forget about CAGR when demonstrating his IRR calculation :) Cash Flow discussions overshadow not just appreciation, but also talk about, tax advantages, and amortization.

However, over time have noted multiple, conflicting citations otherwise -- trying to nail-down the potential [state/local] Property Tax deductibility/non-deductibility and Adjusted Cost Basis relevance/irrelevance per hard sources (no Tax Court cases found; nothing remotely relevant in IRC and IRS remains silent with no advisory letters or opinions issued).
