While water/sewer is easy to deal with, anytime you are paying for heat you are looking for trouble.

You do not have to worry about the roof or heating or cooling or water bills.

There is no HVAC --- no heat source!

Most mini splits have an electric heat option.

(I am assuming gas heat) This is the time they will shut off service for non-payment since in heating season I think there are some protections against shut off.
