I'm getting started and is looking to partner up in the West Palm Beach area.

I know a lot of you guys are against buying anything with an HOA due to it interfering with cash flow however…In Myrtle Beach SC you can get a nice Condo/Apartment for about 35-50k…My question is, if you pay cash for one and only have to pay the HOA fees and it stays rented all the time wouldn't this be a good investment?

Most of it doesn't sound too good to be true, but it does have the cheesy, infomercial-style photos of a guy with his car that has "Make $20000 a month with me" on the back, and people celebrating on the beach. hahaI wanted to see what your thoughts are on this.

I should have bought a 1,400 square foot house in Huntington Beach instead of building a 5,000 square foot house in The IE.
