I have a Tax Professional that is including home sale under Capital Gains Schedule D *and* depreciation recapture under Form 4797, which is why I am here trying to understand what is actually correct.

Hi all,Not sure if this is a uniquely Florida question, but here in Florida you cannot obtain property insurance on a home until a four-point inspection is completed by an insurance company.

Hi all - anyone here in Austin knows a pro STR photographer?

Here's my #1 dissatisfier in dealing with agents: Most have NO idea how to evaluate investment properties.I HATE when agents bring me a so-called "deal" without having first determined whether it actually makes sense financially.Then, when I do run the numbers and calculate a cash flow of $50/mo and a cash-on-cash return of 3%, I feel violated, like my time has been totally wasted.And, that's the last "deal" I'll ever consider from that agent!
