Any special caveats to include/exclude in the insurance coverage as its a rental property?

It's tough for out-of-towners to compete and find a good deal, but if you're here and can drive the streets in your neighborhoods, do that!

It generally doesn't make sense to build anything on the land to then tear it down and build something else, unless development explodes and you're tearing down ramshackle to build expensive.

Like you, i'd be interested if anyone here has any experience with doing this 'technique'. 

Our listing agreement is set to expire on November 30 but we just wanted to move on.

It is solid to look at deals that are off-market and know that the ability to buy it at a price and either hold it or sell it will be coming with less competition on the purchase and more upside.  

It's also a great way to pass buildings down to your kids who want nothing to do with the active management business.
