I'm a wholesaler so I would like to know which calculators have worked the best especially in regards to flip / rental strategies, I'm planning to implement them into what I do to be a better resource for investors who I provide deals to.Recently upgraded to pro from a plus account last week, and I dabbled with the flip calculator but I'd like to hear thoughts from other members.

Despite all the chaos this is kind of a good time to upgrade properties or hire trades/handyman for any vacant places.

Petersburg, FL.I have $50k cash on hand that I can use for purchase, other $ for a small upgrade to make property rental ready.   

Contractors, if a scope requests a permit, in this case for a panel upgrade ....in your opinion, is the project considered complete when the actual work is done for the panel upgrade or when it has passed final inspection?

I feel I am in the middle of the pack, because I have used a lot of my reserves for upgrades and improving my properties, but I did keep a small cushion.   

Work on clearing those out with the refi then do the upgrades with whatever remaining moneys you have on the cash out. 

Raise Rents and cosmetic upgrades What was the outcome?

I won’t cash flow on my current property UNTIL I move out and rent the unit I’m residing in, besides the unit my tenant is renting.I think I will try to do what I can before a refi, then bite that bullet and commit to refinancing to do the significant upgrades.

I have been a member of BiggerPockets for a good bit of time now, but I just recently upgraded to a PRO member and decided to really start using BiggerPockets and all of the great resources it has to offer.

It's a pain, costly, and then you have to constantly fix things and upgrade.
