When I looked up who owns the properties on my county's tax portal, the county shows the owners' mailing address as the address of each respective property. 

He takes the lowest possible rent from the past 5 years and uses that on top of his trusted contractors and inspectors opinions on how much repairs and maintenance will be.

I never heard before of the matter until Friday, when I asked him to get back to me with a buy out offered as he had said 2 weeks prior or I would had to get legal counsel.The question here is: Should I take his buy out offer or continue waiting, when I don't trust him anymore?

Our company needs help with the local business contacts, primarily email addresses. 

Find someone you trust and they can be your eyes, whether it is a family member or a realtor.

It will probably crack again, but this might well be a solution you can live with for a number of years before having to address is again.

Would love any recommendations of trusted colleagues.

If you have a cookie cutter, two page note, short form deed of trust, and no servicing comments or pay histories to show your buyers, you won't be able to get as much for your note. 

I have yet to be flat out denied nor have I been required to address anything more than what is visible (usually attics and/or basements).
