Sponsors of 506(c) in my experience are higher quality than those doing 506(b). 

With each deal you do, you get experience and knowledge which takes time. 

IRS will view group as 1 (from experience).There are certain hours that do not count.

This will depend on the type of loan, size of the deal, experience, FICO, and property location.

This could be very different in other areas of Spain but that's my experience.
