Some people run their business out of a storage facility (even if they're not supposed to); I'm sure they'd love to live next to 'their business'.Of course you will market using social media/renter sites and odds are you'll rent to someone not related to the self-storage place but I don't think a property next to a self-storage place is a big negative.

The prebuilt units at the big box stores are decent, I use a local manufacturer (kitchen kompact), which I find to be a little nicer than the hardware units and priced similarly.

Some have various media and back wash.  

You can get by with really cheap PVA primer from the big box stores, the coat does not have to be perfect, but if you don't use it, paint won't look the same on the drywall mud vs paper surface. 

In our area they have mini branches at the Schnucks Grocery stores.

@Steve Morris, I've had success just looking on the white pages website (not all counties will allow you to look for free) so it's worth a shot, but I really like what @Joe Abughazaleh suggested; Facebook, LinkedIn, Twitter, any of the social medias is a great idea! 

Laminate that is durable and attractive would be a better choice.Look for a wholesale discount store for best prices.
