I  would always suggest a Mentor and top notch Realtor with construction experience or contractor with Real Estate knowledge Mentor Never read a book on my skills. 

As you advance in your real estate career, you may acquire knowledge and make wise selections by beginning with a more cautious transaction and progressively growing your portfolio.

In my area Section 8 tenants tend to stay longer.

@Logan M. anything you do to stay compliant with seller financing?

Millions of homeowners would then be underwater on their mortgage - owing more than it is worth - and would likely foreclose / declare bankruptcy, creating a credit crisis, unemployment would spike to 10%+ and on and on… No, no the price of homes, and really everything we pay for, is here to stay.

@Chris Wilburn,I think rents are staying high due to lack of inventory.
