Sounds like your CPA doesn't have a real estate focus and/or doesn't understand your specific niche of investing. 

Should I run a cost segregation after completion of project and bake it as part of increase in basis?

Will go to 0% of my down here end of may, but I want this to season some as I complete some other obligations.

What I can suggest to you is for you to familiarized yourself with the contract thus when you are near the transaction completion with the attorney, you would not surprise or ask basic question.

Labor and materials and time it takes to complete will be a lot longer.Have you physically visited the property ?

I would completely agree with the idea of putting at least some of the funds in an interest bearing account if you were self managing and not a licensed agent. 

That might be a completely different thing in and of itself. 

We are calculating the rebrand will be complete in 8-10 months and expect it to be the new standard in that area triggering more behind it, and go a long way to improving another sector in the community.
