And remember these are low value assets so not much is at risk.. if it tanked the bank would have judgements against the borrowers and collect from them.. they would look at the asset as just a piece of the collection effort.

There are a couple of differences here: 1) the moment you touch that $1MM cash, you get a margin call because the cash itself is the collateral. 2) when your stock tanks, you get a margin call. 3) the stock goes up, you sell and you have to pay capital gains.

For now, just realize the note waters are full of sharks, look to their agenda rather than what might be preached or "taught" as there are no note gurus truly teaching but rather devising a business plan and that plan isn't really for you or the "students".

Maybe you have a rich buddy, or maybe you can find a loan shark, I mean, hard money lender, that will set you up with a 20% APR loan with a balloon due in 2 years (because you're going to 'season' the property and refinance right?).
