I was able to get a Federal Tax ID online and then opened bank accounts/credit cards in the name of the consulting business, all off of my personal credit report (although I remain responsible for them, it helps to have some debts/credit cards off your personal credit report).

I printed a copy of my credit report, tax information showing how much taxes they avoid by holding the mortgage instead of selling and paying taxes on it, an amortization schedule (a list showing monthly payments, interest and principal) to provide a clear understanding to the seller of how much they will make on interest and then I told the seller I would pay the Realtor fee of $5,000.

Single member LLCs and their subsidiaries would all be reported on your own tax return.Partnerships and more specifically Family Limited Partnerships are my favorite.A side note NEVER EVER hold real estate long term in a corporation.
