I now own a nice duplex as well I found off market through networking, and fixed up as well that I live in and rent the other side, and my cost of living is now cheaper than it's ever been in my 13 years as a renter/homeowner. 

Here are some tips for networking and making the most of your account. 1) I'd fill out your profile fully before you do anything else!

The biggest pain point many face is when they are stuck in between where deals are not big enough for the larger check writers but the  equity needs surpass the friends and family network of relationships.

I would highly recommend checking these out each month, along with any networking events in the area.

Here are some additional methods to help you find off-market deals:Networking: Make connections with other investors, real estate professionals, and possible sellers by going to regional real estate meetings, networking events, and industry conferences.Direct Mail Campaigns: To connect with homeowners in certain neighborhoods or with particular property attributes, create a tailored direct mail campaign.Driving for Dollars: Identify foreclosed or distressed properties by physically driving or strolling around neighborhoods.

As far as if you still have to spray, I would recommend reaching out to a termite professional for incite on that, but if it was me, I would keep up it- since the home is clearly susceptible to termites.
