I get that you are calculating a return on the invested dollars but Cap Rates are a market measure.

Establish your buying criteria (cash on cash, cashflow, cap rate, etc), then find or build a calculator that measures those in a way that works for you. 

As far as service after the sale...I never really needed anything, other than to order a replacement cabinet, that was my fault (incorrect measurement).
