We were rocking after about 10 5 star reviews all with the same positive comments.

I believe your tenants would also appreciate you sending them a message that heavy/loud work is being done on x date/time so there is no surprises.

That way when you find the right deal you just need to lock it up then there is no time in between to let a deal sit and you can get rocking and rolling right away! 

I'm a new investor myself just up the road in Castle Rock.

Aside from that, forming a separation between the two units in the front yard (via small fence, rock/gravel strip, or small planter) as well as adding a lawn and hardscape walkway to each front door would help a lot.

I would place my focus more on finding a rock-solid deal where it is a discounted price.

I think either or both of them would do very well hiring on with a local (or remote) real estate investor, learning the ropes while doing leg work, making calls, etc.What can we/they look into that would not rock their boat but allow them to move into something more stable, most likely being able to house hack.

I have several tenants that aren’t at mkt rent that have been with me a while and I’m against rocking the boat since they never bother me and are ideal tenants.  

Sitting on the back porch , rocking in the rocking chairs and staring at the lake beats staring at a tv or phone anyday!

Yep thought for sure it was not you posting ;)The weirdest thing we have seen is 2 bears that came up to my guests' harleys and started rocking them and messing with them and then finally each bear took a bite out of each harley's seat.
