We definitely learned where we do and do not want to invest and the price range matters.

Quickbooks is good although I would definitely prefer to have my accounting software be the same platform as our property management software.

You can definitely do higher end flips in Detroit but I wouldn't recommend starting there.Buying something for $50k-$60k (off-market), putting $20k-$30k into it and then selling for $100k-$110k is a more realistic expectation.

Maybe a challenge of not having good definition for STR's vs LTR's.

It was built with no permit and it had no legal access.  

Still got some growing to do, definitely not where I want to be and I am not sure I will ever be satisfied.

They will need to get a legal opinion that the easement does create a beneficial interest.
