Have to admit to being a little green...

I also realized that there's a lot of house flipping work that I actually enjoy doing - I enjoy putting together IKEA cabinets, painting, cleaning, doing landscaping - but I enjoy them when I'll see some fruits for those labors!

Guessing could potentially pick up $20+k...property is closing at $243k, so it's not a huge investment to begin with....or stick with original plan and clean it up a bit, with projected rents producing $700-900/month net income after pretty conservative numbers.  

(repaint, refinished hardwood floors, minor plumbing, minor electrical, and lots of cleaning)Total cash invested: $4,834.60Rent: $625/mo + $25/mo per pet Thankfully we signed a 12 month lease about two weeks after closing on August 1st.

For those of you who have a vacation condo, do you use the resort’s rental program or do you market your rental yourself through sites like VRBO or HOMEAWAY and find your own cleaning company, etc.?

To clean up title on the first,second and third 1.8M. 

Just remember after they burn it, you would have to clean up the remains.I assume you own the land the trailer is on.

Until a week later, the green start light came on again which mean if you press the start button, the machine would start right up. 

There was no promise of  your pockets being stuffed full of green stuff at the time of the offer but it has evolved to the point a seller expects you to have it all available now, in your pocket or in the bank when you make that statement, and so if it is otherwise you should make your intentions clear because even though the seller will get cash, it is misleading to most people today if you don't have the actual cash available at the moment.
