If you mean finding good deals, people hire investors like me to find those deals.

The pros as I see it are Good ROI for the groupMoney made for my mentorI get the house for 25k under list with the security of no other offers coming in and the possibility of 25k profit.

A higher deductible for a lower premium might be good if you are diligent about saving that money to have available in case of a claim.

I agree with others, it's not a good idea because of liability. 

A lot don't care as long as they are getting paid.

Drago raises a good point about exit strategy. 

Kale is good for that.
