A good CFP would ask you things about education planning for your kids, any legacy goals for family or charities, making sure you are up to date on estate planning and communicating with your attorney, getting a plan to make sure the investments line up with what your CPA is doing, reviewing your insurance (life, disability, long term care, property casualty) with you, and modeling your financial/retirement plan to make sure it can handle different economic environments.

The market environment has also made it pretty difficult to get the investor returns needed to raise money so that preferred is almost necessary.It's interesting to see what everyone else is doing.  

An agent who fails to set boundaries, set expectations and establish communication methods and timing from the beginning can create an environment for unsatisfied clients.

You are in a very low interest rate environment right now.

Sole proprietorship/disregarded entity and partnership are generally more attractive in my eyes in the current tax environment.

I didn't hear that podcast, but I love Coconuts Fish Tacos, Miso Phat Sushi, Nalu's and Sansei in Kihei, Nuka in Haiku, Hailiimaile General Store in Hailemaile, and Mama's Fish House in Kuau (Paia). 

They're catching some flak in upstate NY, but the regulatory environment there is significantly more friendly upstate than in NYC.

Taxes get passed through to tenants to the extent market forces allow.Property taxes also help insulate against rapid appreciation in a bubble environment like in 2004-08.
