My team and I are wholesalers who focus on finding rent-ready properties under 100k (typically in popular section 8 regions).

I think in Austin, you could find solid young professionals, but a lot of owners of room hacks/house hacks find it difficult to separate owner to tenant and co-tenant relationships.

I was able to find one for my state. 

How did you find this deal and how did you negotiate it?

Many houses in Trinidad were built by inexperienced homeowners where you may find lots of hidden repairs.

Where can you find a property that produces a positive return in that scenario?

Also, if dealing with the Insurance co. is taking you away from other profitable endeavors, the cost of the adjuster may also be less of an issue.As to how to find the Attorney and Adjuster that will require some work on your part.
