I am slowly working on Brandon's favorite 15 books; however, the list is growing thanks to the books mentioned in the podcasts.  

One of my favorite authors is John Schaub, Building Wealth One House at a Time and says in his book that he invested in apartments, shopping centers, office condos in his 30 years of investing and his conclusion is that Single Family Homes are the best.So i am a little hesitant about getting my feet wet with commercial or should I just stick to what i know "Single Family Homes" in premium locations.  

Monopoly was my favorite board game as a child and I usually ended up owning the bank, but I never realized it could be done in real life.

It's one of my favorite financing options, since we can pay it down when cash is flowing freely, but it is very liquid when we need it.

I purchased one of my favorite houses in seller terms based on same situation.

It is always a major gamble to buy property without cash reserves but when you are going to get rid of the tenants immediately then it is far too much of a gamble, especially in a tenant friendly state like MA.
