You can still be sued but your ability to operate effectively or defend yourself is reduced.It is not difficult to get authorization to transact business in another state and you should take that seriously.Message me if you have any questions.

I think that it's going to be very difficult to quantitatively demonstrate or back up my claim that Millennials (at least that I know) are less inclined to want to own property than our parents when the financial benefits of owning vs renting are so significant.

The transfer out of the EAT can sometimes (depends on the jurisdiction) result in another documentary transfer tax, but the actual transfer process is not difficult.
