I traveled a lot during my life, I saw these "cheap paradise" places and I really do not have desire to live in any of them.Can some good soul push me in to direction which might be right for me ?

The less desirable the property and location, the higher cash return demanded.

Obviously having the right attorney, that would assist in achieving the desired goals when “pooling” funds, is the only way to go.

If you can get your desired profit while selling at a slightly less than otherwise desired resale price, you can reduce your DOM and help ensure you won't be one of those 'stuck' properties.

Lacking rapport most people feel no desire to share information they might have.

I certainly dont always say the right thing and often rant away out of a desire to be thorough and understood... to a fault!

It can be done in SE DC and PG county but it seems like your buyer will just think you're trying to cut corners, even if it's more expensive to restore something vs. replacing it.Once you find that market where a true resortation is desired then you just run it like a normal rehab deal plugging in your costs for renovation.  

I mainly focus on buy and holds, preferably duplexes in desirable areas outside of city limits.

Request your thoughts if you were looking for a vacation rental and what would make/break the decision to stay here or if you have experience with nightly house rentals what is most desirable?  

It is the reason to choose that house over others, it makes your property a more desirable rental.
