I've thought about the following:Sell all 7, take the ~250k after expenses and do a 1031 exchange to use as a down payment on a 20+ unit apartment complex (~1M or so)- this option would bring my career decision making process quicker.

If the deal can support these extra costs and the SFR manager is open to and capable of using multifamily vendors, it can work well.Another option is to share a MF manager with an adjoining complex but that has obvious challenges and limited locations where it will be an option.

I just moved back to the Bay Area from East Mesa (ASU Polytechnic Campus) and I can put you in contact with someone who wholesales apartment complexes in Maricopa County.I also have partners in San Luis with commercial land near the commercial port of entry and medjool date farms for sale.It would be great to be able to pick your brain when I do visit the valley.

I've been doing a lot of reading and listening to podcasts and I'm anxious to start but I want to make sure I'm not missing something as I start to evaluate the properties and think about syndication.I have a partner I took on for the last couple of properties I have acquired and both of us are anxious to get started.That said, I have found a couple of apartment complexes that seem to be a pretty good deal.
