Do you mean the required course to gar a license, or some designation after you have your license?  

You didn't speak about cash reserves, whether or not you would have an income outside of the property while going to school, how much you'd be putting down on the property, how you'll fund the build out on the areas to attract students, and if you have any experience with rental properties. 

The bank wants its money,all of it.If it was a bank foreclosure sale it would be handled by the court and usually done at a courthouse or other designated area.The bank will always bid first for the full amount of what is owed and you have to beat it or let them take it back and negotiate directly with the bank for a lower price.If that's not exactly what's happening here I wouldn't touch it with a ten foot pole.Go back to the bank and get more information and verify the bank is or is not foreclosing on the property at this time.

Something about Real Estate has always attracted me but I don't know anyone involved (never really searched too hard).

I believe I learn the concept that, your property will attract the type of renter.

I am currently holding 2 mortgages for properties that I am renting so the seller financing is very attractive to me.

Do the signs and mailers, but they will likely attract a high number of people looking to waste your time and want full retail for their property.    

Our plan is to purchase a B or C class 4 plex and fix it up to be B+ or A class property as there are no 4 plexes we've seen that concentrate on the more affluent market or younger market with a draw to Modernism design.
