On a personal note, Dan taught a real estate class at Butler University when I was in college and I thoroughly appreciated his approach to the class and the value he added.

I graduated with my 4-year degree at Brigham Young University in Utah, and I have been accepted to a Physician Assistant Studies graduate program at Touro University Nevada.

It sits right between a medium sized university and a smaller private college, so looking to rent to Grad students and/or non-tenured faculty...the kind of folks who don't have a lot of money to afford owning their own house and who won't be partying all night. 

I ended up stumbling across Rich Dad Poor Dad summary video on "YT-University". long story sort... after reading....

If they aren't, there are most likely major issues with the property, whether structural, neighborhood, or overpriced.I really like the university area for investing since you should always have plenty of tenants.

What areas have you been purchasing home in, I am currently looking at one in the University Heights area?

Here is what I am basing my search parameters on, would love to hear your thoughts, and I can share my reasoning as well. 1) States with low pension liabilities (80%+ funded) - this will keep property taxes fairly stable in the long term I believe. 2) States with stable or increasing population growth3) 25 mile radius of a 4-year university (10,000+ enrollment)4) Closer to a major (maybe Top 100?)

I know of other investors who purchased their first property while still in university, myself included, and leverage the equity for the next and next...
