Part of me wants to dive in with both feet and buy a mobile home park, or storage units, or even a small apartment building. 

I have a client who is building a mini storage complex and is looking for recommendations on property management software. 

Others might can't stand any of that and gravitate toward self storage, or commercial etc.The problem with residential investments or smaller multifamily is you do not have scale.Typically I see 3 types of managing the investment.1.

For example, one tenant uses the landing outside her apartment as storage.

Rent trailer parking $100/mo, garage storage $400 a mo, etc. 3) Rinse and repeat quicker (although flipping will just become your job like it did mine . . . it's stressful and time consuming - I swear I've been doing reno's on properties I own for 10 years outside of working full time and now raising a family).With a 500k PP if you are looking 1 - 2 years out don't hold you breath. 

I will rent it out for storage space or to a local business to store materials.

The building has many cool amenities like a small gym, pool, off street parking and additional storage for each unit in the building on the 1st floor.

I already own the dirt adjacent to the property in which I intend on making the available land into boat and rv storage.

I’m wondering if anyone has experience with or knows how to go about renting out part of your property for vehicle/RV/boat storage?

I want to device a strategy for this to be initial start as I create my real estate portfolio.
