Hi @Megan Fitzgerald I would be sure to do your research online and it may be worth checking with a local real estate attorney as well or another local attorney who may be familiar with the your areas laws/regulations.

If you are caught you can be convicted of mortgage fraud. 

The mortgage rules say (as I understand) that in order for a home to qualify as a second home, the owner needs to occupy it for more than 14 days.

Is your DSCR ratio greater than 1-meaning are you cash flowing (according to the lender's criteria of mortgage, property taxes and insurance (and HOA) if applicable).

My other deal I did sub to and novated the property so I had no holding cost and I made money on the renovations and selling the 3% mortgage along with the house when rates were 7.5% I think my buddy felt threatened because he was like a little brother to me but I don’t want to ruin our relationship and handle this between us but I want to know if I have a legal leg to stand on or if it’s going to come to dude if you screw me.

Construction loans are different than mortgages. 

He bought the house at a time when rates had peaked and the rent would not cover the mortgage.

And, as I also said, structuring multi-company setups takes more than a few tidbits from an online forum.

They allow me to have multiple bank accounts across multiple businesses (for example, I have one business with 4 accounts, one business with 2 accounts, one business with one account, and all of these bank accounts are in the same online banking login).
