Over the past 38 rehabs, we've averaged $26,470 on rehab (labor and materials).That said, the average is pretty meaningless here -- to give a more informative breakdown:- 5 of those "rehabs" entailed spending less than $1000 (wholesale deals);- 3 of them were over $1K but less than $10K;- 12 of them were over $10K but less than $20K;- 4 of them were over $20K but less than $30K;- 7 of them were over $30K but less than 50K;- 6 of them were over $50K but less than $100K;- 1 of them was over $100K.As you can see, they're really all over the map...

sounds like a problem any wholesaler would love to have - no competition and a bunch of cash buyers. if that's how you got it, I would highly recommend getting with a RE attorney to write up some assignment contracts and go out and knock on doors and send out mailers to find sellers.

The commission here is 6%, so that means as a wholesaler I have to know that the investor buyer I sell the house to has enough room in my price for this.

I feel your pain, I ran a conventional REIA but was kind of sick of the whole sales thing myself, even though that's how we made our operating budget.It takes a lot of work to find a venue willing to give you free space, that is located appropriately, and that is large enough.
