Just by moving to Las Vegas and renting an apartment, I will be saving 20K - 30K a year.My plan is:Move to Las Vegas and live there for 6 to 12 months (experience the seasons and weather).During this time, I will familiarize myself with the area and properties (go to open houses), and continue to educate myself about real estate (mortgage process, tenant screening, networking, contractors, etc.)After 6 to 12 months, if I still like living in Las Vegas, I plan to purchase a home to live in (putting 20% down).

In sum, I'd only proceed with the "break-even" transaction you mention above if you have ample funds to weather the months when you'll be in the red (and do expect to be in the red with that marginal cashflow projection.)

I sold half of my new builds for cash.. there is young money and OLD money many from Northeast have ocean front homes or big mansions in the historic district.9. roads are not clogged... 10.. weather not florida terrible in the Summer and not New Jersey bad in the winter.. just right..
