The old strategies taught by legends like Jack Miller, Peter Fortunato, Prentiss Yates and others with 30, 40, 50 years of experience actually WORK BETTER these days than the things the young guys have been teaching the last 5-10 years.Lots of experience always beats new fads.

Not bashing them, but it's so much easier to learn with somebody who can teach you in the flesh.

And I especially agree with your last point....EVERYONE has a sob story sooner or later and you just have to teach your tenants how to prioritize.

It sounds like the numbers on this deal are great, and I'd recommend finding a local investor to partner with who can bring the money and teach you the business.
