Has anyone thought about the next generation of renters and what the needs may look like -  what type of additional amenities this crowd may seek out or may like or want versus the Gen X crowd of renters - Is it to early to start thinking about such a market shift or marketing strategy  ?

Well as the market shifts thanks to the interest rate hikes, the offers one receives also change. 

@Kenneth Garrett: Funny you mentioned these two - I completed my studies on RDPD and now I am almost done with CF Q. these definitely shifted my mindset.

Not to mention, the shift in the market is starting to favor buyers way more allowing some of my clients to acquire deals 20k-30k under asking.

Once you've done that, look at the deal & determine if its assumptions, the market, the business plan, and returns are in line with your goals.We've shifted from C class to B class assets.

Look at a chart of your business and your name should only be in one place I can understand this from a volume perspective, but even if I have the systems and persons in place to streamline my current operations, what reasons would there be to not diversify to the extent I listed?

I appreciate this intel on key elements to prepare, ..so I can streamline the process, and hopefully *reduce those inevitable mistakes.
