I also don't have a knowledge base to truly understand the intricacies of what makes this market work and shift.  

Who will watch the market to ensure you stay near market rents?

Knowing values is a very important component of your investment arsenal of knowledge. 

I think renters with disbilites are good for two reasons. 1. they have a consistant stream of income and 2. depending on the disability they are more likely to stay longer in your rental.

If you find something higher, that's awesome, but I would stay away from anything below 8%.

If you are required to stay for the coming months, you'd want to confirm with the lender.

I can also give you some really good feedback on some property management companies in the area to stay away from.  

Here in Cleveland your unit will stay empty if you demand renters insurance.

Another benefit to doing this in a place where my family is though is that it is nice to go out there every once in a while and not have to factor in hotels/places to stay.
